HOT TUB + 4-6 guests may use the hot tub at any given time. + The bromine floater must stay in the hot tub to maintain the pH balance. Please do not remove or put in the filter section. +The Hot Tub is set to 104 F (40 C) Year round and is not adjustable on the display of note. + If hot tub requires a drain and refill due to excessive dirt, broken glass or products not suitable for hot tubs, guests will be liable for the $400 fee. FACTS BEHIND SUNSCREEN/LOTION + HOT TUB FOAM: What Actually Happens: • Surfactants in lotions, sunscreens, body oils, and detergents don't break down in hot water • Hot tub jets agitate the water, creating foam/bubbles when these products are present • The foam is not harmful but indicates chemical buildup that can: • Cloud the water • Clog filters faster • Throw off water chemistry • Require extra chemicals or draining to fix • Body oils + lotions = biofilm buildup on surfaces, which also affects water quality The science: Personal care products contain emulsifiers and surfactants that create a "soap-like" layer on water's surface. When jets turn on, it whips into foam. NO PERMANENT RESIDENCE + Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property. CANCELLATIONS Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Forty-seven percent (47.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued. Grace period with free cancellation for 24 hours after booking if arrival is at least 7 days away at time of booking. In the event of an emergency, please call 911. Fire Restrictions – Colorado specifically has been in a period of extended drought, and fire restrictions may be enacted by the Town depending on conditions. Even if fire restrictions are not in place, be fire-wise only use approved outdoor devices and do not leave outdoor fires unattended. General Respect for Neighbors – Be friendly, courteous, and treat our neighbors like you want to be treated. Respecting neighbors and their property. Noise and Outdoor Lighting – Be considerate of the neighborhood and your neighbors’ right to the quiet and peaceful enjoyment of their home and property, especially after 11 p.m. Maintenance of Property – Be sure to pick up after yourself, keeping the property clean, presentable, and free of trash. Waste Disposal – Place all trash and recycling in the designated containers stored indoors. (Trash and recycling are collected on Tuesday mornings from inside the garage at The Nest Silverthorne and from the enclosure on the side of the house in Michigan on Extinguish and dispose of cigarette butts properly into receptacles. Parking & Traffic Safety – Park in the designated parking spaces provided. Do not park on roadways, lawns, or in a manner which blocks driveways, sidewalks, alleys or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing. Pets – Promptly clean-up after your pets. Prevent excessive and prolonged barking, and keep pets from roaming the neighborhood. Control aggressive pets, and be sure to abide by the local leash laws. Store pet food indoors and in a secure container to reduce the likelihood of unwanted pest problems. Respect Wildlife – Do not feed or approach local wildlife. Tenant/Guest Responsibility – Approved guests and visitors are expected to follow the Good Neighbor Guidelines. Be sure to read your rental agreement for additional terms and restrictions which may include consequences for violating the Good Neighbor Guidelines.
